I just ran a forecast on my '09 return and it wasn't entirely true.  Sure, the tax return amount went up by a bit compared to the previous years, but not by 1/3 of my mortgage interest payments.<br />

So am I correct in saying that the 1/3 back is <b>not</b> in addition to what I'm usually refunded (based on standard deduction) but rather, it is the new standard (itemized deduction)?<br />

In other words, if I used to get $2,000 back each year, and I paid $10,000 in interest this year, I'm not necessarily getting back $2,000 + $3,333.<br />

While the Consumer Product Safety Commission isn’t aware of any definitive tests to determine if a home has the drywall, there are still some steps to take and common telltale signs to watch out for before tearing apart your walls, according to the commission and other experts.<br />

First, contact your home’s builder, who may be able to answer the question immediately. If that’s not an option or if your builder isn’t helpful, look for signs of the problem drywall, including a sulfuric (think rotten egg) smell in the home and corrosion (a blackening) of metal items like bathroom fixtures, electric socket copper wires, air-conditioner copper coils and copper pipes. (On its Web site, the Product Safety Commission has images of what such corrosion looks like as well as a Q&amp;A on the subject within its broader drywall information center).<br />
<br />
Many consumers in homes with the drywall have also reported health problems like itchiness, breathing difficulty and headaches as well as frequent failures of heating and cooling systems, refrigerators, dishwashers, televisions, microwaves and other appliances. The general belief is that Chinese drywall releases chemicals that corrode wiring.<br />
<br />
There also are other unscientific tests. If your home has central air-conditioning, Danny Lipford, a television home improvement expert, recommends hanging a piece of silver jewelry or a silver utensil on a string in front of the return air filter and watching it over a few days to see if it corrodes. It’s a trick he learned about at a recent industry event.<br />
<br />
According to Mr. Lipford, most of the Chinese drywall tends to be in homes that were built or remodeled in recent years by larger contractors and builders. The Consumer Product Safety Commission said it had received &gt;nearly 2,000 reports from residents in 30 states, the District of Columbia and Puerto Rico, most of whom said their homes were built in 2006 and 2007. The most reports have come from Florida.<br />
<br />
If you suspect your home has Chinese drywall, Mr. Lipford suggests going into your attic and raking back insulation to see if you can find a made-in-China stamp or the name of a manufacturer, though not all Chinese drywall has such markings. You may also want to hire a building inspector to confirm the presence of the drywall, consult with a lawyer about your options and contact your home builder, who may be able to work something out with you. The Consumer Product Safety Commission also wants all consumers to report complaints here.<br />
<br />
Eventually, there may be a more scientific or at least agreed upon test for distinguishing Chinese drywall from its American counterparts. The Consumer Product Safety Commission and other agencies, which plan to release the results of a 50-home study and a corrosion study later this month, are working toward developing a testing approach, said Scott Wolfson, an agency spokesman.

After 4 months of offers, and banks, and underwriters, and realtor bull crap I now have keys to my first place.<br />
<br />
The reason I bought the house is location, it is on a canal on Lake Conway (a 1800 acre, 5 chain lake) I can't find many pass times that are better than being on the lake.<br />
<br />
The home was built in 1959 and I bought it from the original owners.  While the kitchen and bathrooms are in dire need of an update it is a very solid home.  All inspections revealed very minor problems like a small leak in guest bathroom and some touch up paint on the soffits.  The A/C was replaced in '03 along with new plumbing but the bathrooms are old school and kinda small, kitchen is a good size and in a nice longer rectangular shape.  With the exception of the bathrooms and kitchen the entire house is terrazo flooring and in good shape.<br />
<br />
It is a 3/2 with a 1 car garage and carport, heated sq ft is just under 1800.<br />
<br />
Im not to keen on the exterior color but women seem to like it better.  Its like a seafoam green, Im my head I envision it grey with white and black trim.<br />
<br />
My intentions with this thread are to show before and after, with progress along the way...<br />

1) Remove old shingles<br />
2) Replace any rotted plywood (I know the bottom left will be)<br />
3) Lay down felt paper<br />
4) Install shingles<br />
<br />
I plan on renting a nail gun from home depot to make the process easier and faster.<br />
<br />
Anyone attempted this before, or should I just get someone else to do it?<br />

I mean 180k for a studio and 275k for a 2 bedroom apartment :ugh:.  Id like to think that i make decent money (80k a year) for a nice home but with all that has happened with the economy in the past years i cant get financed for anything decent. I will be a first time homeowner and alot of places ask for 10% to 20% down and i just dont have 40k to 80k saved.   It is ridiculously hard to stay below 40% below debt to income ratio and that's including the mortgage.  I keep reminding myself that is the price you pay to live in Hawaii.  So im at a point where i can take over my parents mortgage and live there with them so they can retire and relax or wait out this slump and see if the banks can get a little more loose on lending. Are there programs or anything i should be looking at to get me into a home?</div>
