Nope, no chemicals. For a simple concrete tank, all pumps and filters, not including the guttering, it will run about $14-20k. In my case, this is MUCH cheaper then having to drill a well. Plus, the water quality is SO much better.

We are the financial backers (and I help drive one of the trucks every once in a while) for a water delivery company-so I am good even if it doesn't rain

I'm debating that right now-as of now, we are going to go ahead and stain it so that it won't go gray.

Sweet, I love the fact that you've got 3 stalls in the big barn (2 cars deep) and 2 more in the small barn... Lots of room for indoor parking !! The space above the small barn is a real bonus...

Yup-I wanted a lot of indoor area-and both garages will be heated and cooled.

The space over the small barn will be entertainment area-theater, pool table, bar, etc.

Unfortunately, not much. The stain is going on this week. The good part though is that we finally nailed down the plans for the bigger barn (after only 2 months of working with the architect-for an 800 sq. ft. space!). Interior construction should start shortly.

The dream house is the garage apartment. G is a car guy, so that is a primo set up for a car guy.

I can't wait to see what fills the bays.

Finally got some pictures of the interior walls we have been building the past few weekends.

The first wall we got up-the wall seperating the master and guest bath.

More framing of the powder room.

Powder room all framed.

Master bath all framed.

The kitchen wall with the master behind-yes, the wall is a 3/4 wall.

All of the above together.

Starting to frame the fridge and closet.

We have finished framing the fridge and closet-but I forgot to take pictures.

It has been a lot fun, but nothing in this damn building is square!

That looks great but why the 3/4 wall? Is this the kitchen to master wall?

Yup. I've always wanted a very open floorplan-almost like a flat if you will. Plus, it shows off the structure of the building more.

I dig the concept. I bought my house for the garage and the basement... all the rest is wasted space!

Wish I could find a piece of land like that out here.

Unfortunately, no real updates. The water tank is done and plumbed and the stainers should here this week to do the interior staining. With two deaths and work super busy-not much has changed otherwise.

Finally got some time to work on the house again. Everything is pretty much framed (a few nailers left to do), but the big news is ELECTRICITY! I finally got around to finishing the electric and plumbing plans so we began installing boxes and cable. I was a little hesitant at first (this entire project has been nothing but a bunch of firsts), but I quickly found that there really isn't anything to complicated. Lastly, I received my air handler and finished building it's platform.

On thing that you'll notice on the last picture is the switch placement. I have never understood why switches have been placed so high-the natural feeling place for a switch is down around 30-32 inches (as your standing, that is about where your hand will be just hanging down). Because of this (and the fact that I collect art and need the wall space), I have mounted all of the switch boxes so that the bottom of the box is at 30".

That's it for now-back to pulling cable.

Nice views! Hill country rocks..

I always assumed switch placement was to prevent kids from messing with them. No kids, no issue.

I remember not being able to see the pics in this thread at work since you started, and for some reason I thought of this thread after I got home. Very glad I dug it up. I really like what you've done...even more impressive is all of the work you're doing yourself. Love the view.

Doing something like this is an outside option when I build my house in a couple of years...minimize the living space I have to clean and maximize the garage space I want. Of course, I'll be stuck having someone else do all of the work, even though I think doing it myself would be a fun and unique experience.

I do have a couple of questions (not sure if they've been answered, admittedly I haven't read every post in this thread). 1) What are your square footages (big barn living, big barn garage, small barn living, small bar garage)? 2) Where did you get the plans (I guess moreso did you design it yourself or order them from somwhere)?
